Approval is determined by considering all of the information within the application.

Previous landlord information (if applicable), income, screening report, and employment history. 

To move in we require the first month, last month, and one month security deposit. 

Application Fee: $50.00 per application.

Security Deposit: Equal to one month’s rent.

First and Last Month’s Rent: Both are required. Last month's rent payable either (i) upfront as a lump sum; or (ii) in installments paid in (3) three equal payments starting the month after the initiation of the tenancy. 

Payment Deadline: The security deposit, first month’s rent, and last month's rent (as applicable unless the 3 payments for last month's rent are utilized) at least 7 business days before picking up the keys.

For application submission, the following is needed to apply:

• Recent pay stubs or bank statements
• Job offer letter, if applicable
• Tax return or W-2 if tax return is not available
• Valid government-issued photo ID
• Employer contact information, including email address
• Landlord reference and contact information

We offer standard 12-month lease terms. Academic leases may be considered.

We welcome co-signers! We require cosigners to pass a credit check and meet certain income requirements.

Yes, we accept Section 8 and work with most agencies.

We allow dogs and cats. Monthly pet charges are as follows:

• One dog: $35.00
• Two dogs: $60.00
• One cat: $25.00
• Two cats: $35.00

All apartments are limited to a maximum of two pets.
